Results versus expectations
| Measure | Q3 2026 | Consensus | Q3 2025 |
|---|---|---|---|
| Normalized FFO per share | $0.79 | $0.79 (in line) | $0.75 |
| Revenue | $409.9M | $402.8M (beat) | $393.3M |
| FFO per share | $0.72 | — | $0.77 |

FFO is the standard earnings measure for real estate companies because it adds back depreciation. Normalized FFO of $0.79 rose 4.6% from a year earlier and matched the midpoint of the company's prior guidance range of $0.76 to $0.82. Reported FFO fell to $0.72 from $0.77, and net income per share fell to $0.45 from $0.50. Net income included a $12.1 million deferred tax valuation allowance, a non-cash item, according to the release. Investing.com reported that net income of $0.45 was below an estimate of $0.51.
Operating trends
| Core portfolio measure | Q3 2026 growth |
|---|---|
| Manufactured-home base rental income | +5.7% |
| RV and marina base rental income | +2.1% |
| Annual membership subscriptions | +8.4% |
| Property operating revenues | +4.4% |
| Property operating expenses (ex. property management) | +1.3% |
| Income from property operations (ex. property management) | +6.7% |
Core revenue grew faster than core expenses, so income from property operations rose 6.7%. Occupied manufactured-home sites increased by 99 in the quarter and 166 over nine months, and the company sold 244 new and used homes. RV and marina rent was the weakest area, up just 2.1% from a year earlier. That is why management trimmed its 2026 expectations for that business, described below.

The company said it narrowed its ranges to reflect actual results for the first nine months, leaving only the fourth quarter to estimate. The full-year normalized FFO midpoint stayed at $3.18, which the wire summary describes as in line with consensus, as is the fourth-quarter range.
Early look at 2027
ELS gave preliminary 2027 assumptions of about 5.1% core manufactured-home base rent growth and about 4.7% core RV annual rent growth. The manufactured-home figure is slightly below the 5.4% to 6.0% range for 2026, by our calculation, while RV annual rent growth sits at the low end of its 2026 range of 4.7% to 5.3%. The company said the assumptions exclude any contribution from additional sites that may be occupied in 2027. It said notices will have gone to about 50% of manufactured-home residents by the end of October, and annual RV rates are already set for more than 95% of annual sites.
